Houston-based NewQuest Properties is transforming the West Katy and Fulshear area with the $400 million Texas Heritage Marketplace. Located at I-10 and Texas Heritage Parkway, this massive 165-acre project will bring 750,000 square feet of retail, dining, and healthcare space, plus future apartments. It is designed to serve the rapidly expanding populations of nearby neighborhoods like Jordan Ranch, Cross Creek Ranch, and Tamarron.
Situated at a highly visible intersection in Waller County (within Katy’s extraterritorial jurisdiction), the development will directly benefit from a planned $320 million expansion of Interstate 10. This freeway widening will ease traffic and significantly improve access for visitors traveling from Katy, Fulshear, Brookshire, and surrounding areas.

Texas Heritage Marketplace will feature Heritage Grove: a 5-acre public green space built around a historic live oak tree. Designed by AO as a walkable, community-centric destination, the development includes shaded seating, pedestrian paths, and play areas where visitors can gather, relax, and stay awhile.

In addition to great food and stores, the center will feature a three-story, 51,000-square-foot medical office building.
NewQuest Properties has officially broken ground on the multi-tenant phase of Texas Heritage Marketplace. At the heart of this phase is Heritage Grove—a five-acre park-like green space surrounded by 35,000 square feet of dining, spa, and wellness retail, along with over 100,000 square feet reserved for four central junior anchors.
NewQuest is targeting a Q1 2027 completion for these prime anchor spaces—which will house Academy Sports + Outdoors, Burlington, Spec’s Fine Wines & Spirits, and Ulta Beauty—alongside the debut of Heritage Grove and an adjacent EoS Fitness.
