In late 2023, officials announced East Blocks — a proposed project aimed at converting 10 blocks of East Downtown warehouses into a vibrant and walkable mixed-use space. Earlier this week, developers officially broke ground — signaling the beginning of a new era for the already happening Houston neighborhood.
East Blocks is a development project by PAGEWOOD and Wile Interests. Centered around Hutchins and Dallas Streets, East Blocks will comprise of a 10-block contingency, wherein the development will convert 10 warehouses into over 500,000 square feet of mixed-use space southwest of Shell Energy Stadium.

The development will be rolled out in phases. Developers expect to complete Phase 1 of East Blocks by August 2026. The first phase will consist of two building blocks and 30,000 square feet of dining, retail, and green space at 1107 Hutchins and 2202 Dallas.
Phase 1 will also consist of 100,000 square feet of office space and a six-level garage at 2215 McKinney Street.
In addition to existing tenants 8th Wonder Brewery at Pitch 25, Phase 1 will also feature Handies Douzo as well as a four-block linear park connecting the warehouses.
“East Blocks reflects a long-term belief in EaDo and the kind of place it’s becoming,” said Mat Volz, Managing Principal of PAGEWOOD in a press release.

“As the project has evolved, our commitment to that vision has only strengthened. Breaking ground on Phase 1 is an exciting step forward, particularly as this neighborhood prepares to welcome the world. With the FIFA Fan Festival taking place just steps from East Blocks and bringing thousands of visitors daily to EaDo, we see this project playing a meaningful role in that energy and in the long-term evolution of the district.”
Greater Houston Partnership reports the development’s planned open-alleyway concept along Mckinney Street and Hutchins, as well as a walking/biking loop through EaDo.
