The corner at 3300 Montrose Blvd was once a hallowed community ground where once stood the famed Disco Kroger. While it might have appeared to be an otherwise unassuming Kroger, the 24-hour space was as a famed late-night LGBTQ+ hangout, where for decades Montrose residents and eccentric regulars would flock after-hours when the bars closed.
In 2021, however, the famed Disco Kroger officially shuttered, and was promptly demolished later that year. Now, the two-acre space will become the grounds for the coming Artis Montrose luxury apartment. This past week, the $100 million luxury apartment officially broke ground on their towering venue – marking a significant change for the landscape of the Montrose community.
First announced in 2022, Artis Montrose is a concept from Georgia-based real estate developer, Southeastern Company. Playing on “Art is Montrose”, the name is a reference to the neighborhood’s history and artistic culture.

The 528,734-square-foot, $100 million mixed-use development will comprise of over 300 residential units – one and two-bedroom apartments topping out at 1,607-square-feet – street-level boutiques and cafes, as well as a resort-style pool, event lawn, fire pit, and 20,000-square-foot courtyard and zen garden.
Details also call for a pet spa, cyber lounge with work from home spaces, fitness suite, and club & game room.
“When Kroger approached us with this property, we saw it as an ideal development for our multifamily portfolio,” said Southeastern Co. Vice President Mary Senn .
“We pride ourselves on creating community with thoughtful design and resident events. Our signage, finishes, unit designs, and amenity usage are all carefully considered to ensure a harmonious living experience. We invest time and effort in our developments because we envision them as long-term investments that will benefit our residents. This commitment sets us apart and helps us retain our valued residents.”
Southeastern aims to open Artis Montrose to residents in late 2027.
